Preston Oaks Pocket Listing

Neighborhood Spotlight: Preston Oaks *Update*

Time to check in on Preston Oak’s activity for the past 6 months. Once again I will look at 2 different home size segements: 1500-2000 ft2 and 2000-2800 ft2. Also I will look at the average days on the market as well as average price per square foot. Of course even though this is a genreal analysis, each home’s characteristics and a professional home evaluation determines your home’s price.

Currently in the 1500 – 2100 ft2 group there are 2 homes actively on the market, 1 pending, and Since March, 5 homes have sold (One home I personally represented a buyer on). The homes that sold took an average of 8 days at an average price per square foot of approximately $128. Of course the majority of those homes were sub 1700ft2. Once you get close to 2000 and above the average is around $113/ft. The active homes have been on the market an average of 39 days. One of the homes I thought was over priced and is evidence by the high days on market. Same for the pending. After the price adjustment, the house went under contract.

In the 21 and up square footage section, only 2 homes were listed and sold. It took 2 days to sell both and at an average square footage of 2200, they sold for around $105/foot.

So the neighborhood in the 21 and under crowd rose in value a couple dollars in price per square footage, and in the 21 and up it stayed constant, but there is not much data to judge from with only 2 homes involved in transactions.

Not too bad and still a healthy neighborhood. It is about as for north as you can be and still cater to Recognized Summit Elementary, Recognized Murchison Middle, and Academically Acceptable Anderson High School in Austin ISD.

Neighborhood Spotlight: Preston Oaks in North Austin

Nestled on the north side of Parmer just west of Mopac is a quiet family oriented community called Preston Oaks. This community of less than 200 homes was built by D.R. Horton back in the late ninetys. Floor plans range from 1500 to 2800 sq. ft., both in one and two stories. This community nicely displays large green backyards and mature trees.

Near this community is an abundance of convenient shopping such as La Frontera, Fry’s (for the guys), and The Domain. It seems to have everything a family would need and want nearby such as grocery stores, a little league park, and public parks. Location wise being so close to Mopac makes this a nice North Austin area to live with easy access to many of Austins company’s whether downtown or in the area. The nice thing also that there seems to be a relatively low rental home stake in the community.

Recently this neighborhood has been a hot commodity. In the past month, there have been only 5 properties listed for sale, of which 2 of the home went under contract within 5 days and one within 9 days. Today there are 2 listings currently at 2 days on the market thus far. I’ll keep my eye on those homes and report back. The average time for the 14 homes that sold in the last 6 months in Preston Oaks is 38 days. The Austin Board of Realtors dictates that the average time it takes to sell a home in Area N where this neighborhood is located is 15 days. This places this area at number 4 in the hotness ratio list of all Austin areas in the MLS, which is computed by pending sales as a percentage of active listings.

Price per square foot averaged $108.27 for homes ranging in square footage between 1500 and 2100 ft2 during the last 6 months. Currently the 2 homes which are pending and active average $125 per ft2 in that size segment.

From 2100 to 2800 ft2 during the last 6 months, the average price per ft2 was $99.34. Currently the 2 homes on the market, in which one is under contract, the price per ft2 average is $104.12.
